Restoration SEO: The 2026 Playbook for Water, Fire and Mold Companies

    TL;DR

    • "Water damage restoration near me" has 165,000 US searches a month at $42.70 a click, "mold remediation near me" 33,100 and "fire damage restoration near me" 14,800 (DataForSEO, November 4, 2026).
    • In a live Minneapolis test the same day, independents held all six map-pack slots on the water and mold searches, with 19 to 790 reviews each. SERVPRO and ServiceMaster sat in the organic list behind a BBB directory page.
    • The mold pack skipped the two water companies with 643 and 790 reviews. Each loss type is its own search, so each one needs its own page and its own service on the profile.
    • Agencies that print a price run $500 to $10,000 a month. Thrive and SpotOn Solutions print none. Ours is $750 or $1,500 a month on a site you own.
    • Skip Google Ads on the head term until the pack work is done: "water damage restoration" is $55.09 a click.

A restoration company lives on the call that comes at 2 a.m. with water on the basement floor. Google answers that search with a map and three businesses, and whoever is in that box gets the call. Restoration SEO is the work of being one of the three, for every loss type you handle, in every town you drive to.

This guide is for the owner of a one to fifteen truck water, fire, mold or storm company. It is built on a live Minneapolis search test and keyword data pulled on November 4, 2026, and it prices the agencies that sell the work. Skill Mammoth sells it too, so read the agency table knowing we are in it.

The companion guide, how to get water damage restoration leads, prices the lead vendors and Local Services Ads. This one covers the search work itself.

The map pack is the whole game for an emergency search

The map pack is the box of three businesses that Google shows on a map at the top of a search. Each listing is a Google Business Profile, the free listing a business claims and edits. On an emergency search the pack is where the call comes from, because a homeowner standing in water does not read page two.

We ran three live Minneapolis searches on November 4, 2026 through DataForSEO, with the searcher placed in the city. Two returned the full page. The fire search returned the organic list only, and two retries hit a server error, so its pack is not in the table.

SearchWho holds the map packThe organic top ten

One independent site, Revive Restoration, at sixth.
mold remediation minneapolisCertified Mold Inspection and Remediation (5.0, 231), Certified Mold Removal Inspection and Testing (5.0, 19), Mold Inspection & Testing Minneapolis (4.9, 88). Three independents with "mold" in the name. None open 24 hours.SERVPRO first, then Green Home Solutions, a mold franchise, twice. Four directory or social pages. Independents Bedrock Restoration and Revive Restoration at fourth and sixth.
fire damage restoration minneapolisNot returned by the API on three attemptsSERVPRO first and Paul Davis second, Yelp fourth, the BBB eighth, Ungerman (an independent) ninth.
VerdictSix of six pack slots went to independents. The franchises live in the organic list, behind the directories. The pack is the target, and the pack is decided one loss type at a time.

Two things in that table set the plan. The first is that the franchises made neither pack. SERVPRO has more than 2,400 locations in North America and ranked first organically for mold, and the pack still went to three local companies.

The second is the mold pack. Minnesota Water and Fire and Done Right have 643 and 790 reviews, and neither appears on the mold search. The three that do have "mold" in the business name, one with 19 reviews. Google treated mold as a different search, and it treats fire and sewage the same way.

Every loss type is its own search, and the numbers say so

Loss type is the insurance term for what caused the damage: water, fire and smoke, mold, sewage, storm. Searchers use the same split. Keyword difficulty is a score from zero to 100 of how hard a search is to rank for, and anything under 20 has thin competition.

Every loss type is its own search water damage restoration near me Difficulty 17, $42.70 a click 165,000 water damage restoration Difficulty 20, $55.09 a click 90,500 mold remediation near me Difficulty 25, $35.58 a click 33,100 restoration company near me Difficulty 33, $29.47 a click 18,100 fire damage restoration near me Difficulty 10, $18.98 a click 14,800 water damage repair Difficulty 38, $52.34 a click 9,900 storm damage restoration near me Difficulty 0, $1.31 a click 3,600 sewage cleanup near me Difficulty 0, $48.32 a click 1,300 restoration seo Difficulty 0, $14.67 a click. What the agencies chase 40 US searches a month. Darker bars score under 20. DataForSEO, November 4, 2026.

The click costs tell you what the franchises think the call is worth. Google Ads advertisers pay $42.70 a click on "water damage restoration near me" and $55.09 on "water damage restoration". Mold is $35.58 and sewage $48.32. The owner who ranks in the pack for those searches collects the clicks the franchise pays for.

Two rows are wide open. "Storm damage restoration near me" at 3,600 searches and "sewage cleanup near me" at 1,300 both score a difficulty of zero. Almost no restoration site has a page that says the words. A page for each, with the city in the title, ranks inside weeks.

"Restoration seo" itself is 40 searches a month. That is the audience the agencies in the table below are writing for, which is why their pages sound alike and why so few of them print a price.

Google ranks the pack on relevance, distance and prominence

Google's own page on local ranking is short. "Local results are mainly based on relevance, distance, and popularity." Prominence, in its words, "means how well-known a business is" and "is also based on info like how many websites link to your business and how many reviews you have. More reviews and positive ratings can help your business's local ranking."

The same page says "There's no way to request or pay for a better local ranking on Google." For a restoration company the three inputs look like this:

    • Relevance is the primary category and the services listed on the profile. The mold pack is the proof: three profiles built around mold beat two water companies with ten times the reviews.
    • Distance is the address on the profile. Done Right made the Minneapolis pack from Spring Lake Park, a suburb, so the radius is wider than most owners assume.
    • Prominence is reviews and links. The water pack carries 69 to 790 reviews, the mold pack 19 to 231.

Review velocity is the rate new reviews arrive, and it is the input you control week to week. A restoration job ends with a relieved homeowner and a crew packing up fans, which is the best moment in home services to ask.

Ask when the equipment comes out

Put the review request in the final walkthrough, when the moisture readings are dry and the homeowner is signing the certificate of completion. The script in the review playbook works unchanged for a project manager.

Build the profile, then a page per loss type, then the referral pages

Six pieces, in the order to build them. The first three decide the pack. The last three turn the pack into insurance work and referred jobs.

    1. Set up one profile and make it answer at 2 a.m. Primary category Water damage restoration service, hours set to open 24 hours, every loss type added as a separate service, and photos of drying equipment on real jobs. All three water-pack winners in Minneapolis were open around the clock. The setup checklist is in the profile guide.
    2. Build review velocity into the walkthrough. A company doing eight jobs a week that asks on every one adds more reviews in a quarter than most competitors add in a year. The ask is a text with the link, sent while the project manager is still in the driveway.
    3. Write one page per loss type with the city in the title. Water, fire and smoke, mold, sewage, storm. Each page runs 800 to 1,200 words and covers your process, what a policy usually covers and a phone number above the fold. A site with one Services page competes for none of these searches.
    4. Add an insurance page that speaks adjuster. The Insurance Information Institute puts the average paid water damage and freezing claim at $15,400. The page says you bill the carrier directly, document with photos and moisture logs, and work with the adjuster and the TPA (a third-party administrator, the firm an insurer hires to manage its claims). List your IICRC certifications, the Institute of Inspection, Cleaning and Restoration Certification being the trade's standards body.
    5. Publish a plumber page and an agent page. The plumber is in the house before you are. A page titled "For plumbers: [city] water damage partner" states your response-time promise and the referral arrangement, and gives the plumber a link to text from the basement. Build the same page for insurance agents and property managers. These pages rank for nothing and convert the partner.
    6. Turn on Local Services Ads for water only. Google's Local Services page lists "Water damage restoration" as an eligible category and does not list fire, mold or restoration. Google's ranking page says "Missed calls may negatively affect your responsiveness", and from October 1, 2026 a missed call during business hours is billed as a lead if the caller stays on the line 20 seconds. The per-lead ranges are in what Local Services Ads cost.

Five agencies print a price and four do not

We read nine agency pages on November 4, 2026: the ones ranking for "restoration seo" plus the three the companion guide priced. Skill Mammoth is in the table and marked (ours). The plans are on the pricing page.

SpotOn SolutionsNot printed on the SEO page or the restoration industry pageNot printedNot printed
WebFX, FoxxrNot printedNot printedFoxxr: small wins in 1 to 3 months, larger results at 4 to 6
VerdictThe six pieces above cost $597 to $1,500 a month from agencies that print a price and own nothing of yours when you leave. Above $2,000 you are paying for content volume or a multi-market program, which is a different job.

The timelines agree more than the prices. Every page that commits to one lands on three to six months, and ThinkProfits is the only one that separates the profile (two to four weeks) from the pack (90 to 150 days). That split matches what the Minneapolis packs show: the profile moves first, the pack moves when the reviews do.

Every page also prints a result, and none prints a method:

    • Blue Corona: a restoration client's organic traffic "increased by 581%"
    • Thrive: "+93.3%" organic revenue for a multi-location restoration firm
    • Pexnet: "3X to 10X returns within six months to a year"

No sample, no period, no definition of a return. Ask for the client and the search term before you weight any of them. The wider market is in how much SEO costs.

    Three things to skip

Skip Google Ads on the head term until the pack is yours

"Water damage restoration" is $55.09 a click. The companion guide records $228 to $931 a lead on Google Ads in 99 Calls' water damage accounts over twelve months. That is the price of renting the position the pack gives you for the cost of a review habit. Run ads later, on exact emergency terms, during a freeze.

Skip the statistics on the agency pages

ThinkProfits says map pack listings "capture about 75% of clicks" and names no source. Foxxr says organic search "converts 84.62% more users than pay-per-click ads", citing a software vendor's blog. The one figure with a method is WebFX's count: the pack appeared in 488 of 500 home services searches it ran. That one matters, and it agrees with Minneapolis.

    Skip the single Services page

The mold pack in Minneapolis ignored two companies with 643 and 790 reviews because neither is built around mold. A site with one Services page makes the same mistake five times over. One page per loss type, one service per loss type on the profile, and the city in every title.

Four to six weeks to build, then 90 to 150 days for the pack

The build is four to six weeks up front, then a review ask on every job and a new page a month.

    PhaseTimingWhat happens
BuildFour to six weeksProfile overhaul, five loss-type pages, the insurance page, the plumber and agent pages
MaintainEvery job and every monthA review ask on every walkthrough, a new town or loss-type page each month
Open searches moveWeeksStorm and sewage pages rank where the difficulty score is zero
The water pack moves90 to 150 days, when the review count passes the companies in itThe profile enters the pack for "water damage restoration [city]"

The map grid in the grid-ranking guide is how you watch it happen, one suburb at a time. The local SEO service runs all of it on a site you own.

    Frequently asked questions

    What is restoration SEO?

Restoration SEO is the work of ranking a restoration company's Google Business Profile and website for the searches a homeowner types during a loss: "water damage restoration near me", "mold remediation [city]", "sewage cleanup near me". The profile and its reviews win the map pack, and one page per loss type with the city in the title wins the rest.

How much does restoration SEO cost?

Agencies that print a price on their restoration SEO pages run from $500 a month at Pexnet to $10,000 or more at Blue Corona, read November 4, 2026. Clicks Geek prints $1,500 to over $5,000, ThinkProfits $995 to $4,995 and Always Do Better $597. Thrive and SpotOn Solutions print no price. Our plans with SEO are $750 and $1,500 a month, month to month.

How long does restoration SEO take?

Every agency page that prints a timeline lands on three to six months. ThinkProfits separates the two parts: profile improvements show in two to four weeks and the map pack in a major city takes 90 to 150 days. Storm and sewage pages move faster because their difficulty score is zero and almost no competitor has written them.

Can a restoration company run Google Local Services Ads?

Yes, for water. Google's Local Services page lists "Water damage restoration" as an eligible category and does not list fire damage, mold remediation or restoration. You pay per lead, and from October 1, 2026 a missed call during business hours counts as a lead once the caller has stayed on the line 20 seconds, so the phone has to be answered.

Do I need a separate page for each loss type?

Yes. In the Minneapolis test the mold pack went to three companies built around mold, one of them with 19 reviews, and skipped two water companies with 643 and 790 reviews. Google treats water, fire, mold, sewage and storm as different searches, so a site with one Services page competes for none of them.

How many reviews does a restoration company need for the map pack?

In Minneapolis on November 4, 2026 the water pack carried 69 to 790 reviews and the mold pack 19 to 231, all rated 4.8 or higher. The count you need is the count the current pack holds in your city for that loss type, which is why the review ask belongs on every walkthrough rather than in a campaign.
