    The agent sits in the middle. The same source has 88 percent of buyers using an agent. A builder with no relationship with the twenty agents who sell in their price band in their county is competing for the 12 percent, and the agents recommend the builders they know, which is a program, not an accident.

    The search demand is large, flat and split by intent. Unlike landscaping's 4.6x seasonal swing, "home builders near me" ran between 12,000 and 17,400 searches every month of the last year. But the terms divide sharply into researchers and buyers, and the researchers are where the open ground is.

It is open because builders assume it belongs to Zillow, and Zillow does hold the top spot, but a builder's page listing available lots and homes in a named community ranks under it in most metros with almost no link authority. "Build on your lot" at a difficulty of 4 is the same story for the buyer who already owns land, which is the easiest custom job to close.

    The seven channels, in the order to build them

    1. Community and plan pages with prices

    A page per community or area you build in, with available lots, the plans that fit them, and a starting price. A page per floor plan with the square footage, the price range and photos of the last one built. This is the content that ranks for the researcher terms, and it is the content that the 8-to-18-month buyer returns to eleven times before calling. A builder site with "contact us for pricing" and no plan pages does not rank and does not get returned to.

    2. Google Business Profile and reviews

    The map pack for "home builders near me" is decided by reviews and by category. Primary category Custom Home Builder or Home Builder, photos of finished homes uploaded monthly, and a review ask at the final walkthrough and again at the one-year anniversary, when the homeowner has lived in it. The review playbook has the script. A builder doing twenty homes a year can add twenty reviews a year, and in this trade that is a lot.

    3. Email that is worth opening

    Chatterbuzz's benchmarks put home builder email at a 25 to 35 percent open rate and a 2 to 5 percent click rate, which is well above most industries because the subscriber asked to be there and is planning the biggest purchase of their life. One email a month for eighteen months: a finished home, a lot that came available, a cost update, a plan walkthrough. The list is built from the plan pages and the cost calculator, and it is the asset that turns a researcher from a year ago into a contract.

    4. The agent program

    Twenty agents, a quarterly lunch, a one-page sheet of what you build and at what price, a co-op arrangement in writing, and a monthly email to the agent list that is different from the buyer one.     5. Google Ads, narrowly

    Publish a "what it costs to build with us" page with a real range per square foot for your market and the three things that move it most.     What to spend

    The Chatterbuzz benchmark for a growth-stage builder is 3 to 7 percent of gross revenue on marketing, with 55 to 70 percent of that digital. On $5 million of revenue that is $150,000 to $350,000 a year, or $12,500 to $29,000 a month, which is roughly where the agency retainers in this trade sit: Home Builder Marketers reports most of its clients at $1,000 to $5,000 a month, and Digital Third Coast puts a typical builder at $5,000 to $15,000.
