    What separates them

    Two things, and neither is the logo wall. The first is builder size. An agency built around a production builder with a sales office, a model and a listing feed runs a different programme from one built around a custom builder doing twelve homes a year, and the retainer reflects it. The second is whether they publish a price. In a trade where the buying cycle is 8 to 18 months and the retainer runs for years, knowing the number before the call is worth more than the pitch.

    The three that publish a price

    Home Builder Marketers is the clearest fit for a growing custom builder, and the one we would send a $5 million builder to if they outgrew us. The positioning is "no restaurants, no dentists, just builders and remodelers with $3 to $10M revenue," the price band is stated, and the guarantee is unusual: close a project within 12 months or they work free, with a 30-day money-back. They claim 350 builders served and 2.6 additional builds a year as the average client result. The website, SEO, Google and Meta ads, CRM automation and reputation work are all in-house.

    Digital Third Coast is the upper tier, with a stated $5,000 to $15,000 a month and a service list of SEO, digital PR, paid media and AI visibility. Their case study cites 514 percent more SERP features and lead costs cut in half for one builder. This is a retainer for a builder with a marketing manager to run it against, not for an owner reading this on a phone at a job site.

    Big Orange publishes the most complete rate card of anyone on the list, and it is worth reading even if you never hire them, because it shows what a full inbound programme costs when someone writes it down: $4,880 a month with a six-month minimum, a $8,088 a month StoryBrand website programme with a three-month minimum, a $2,900 lead campaign over three months, and $125 an hour for projects. They are Cincinnati-based with a regional client base and work with the local builders association.

    The four that do not

    New Home Star is the largest builder-only agency here and the one to call if you are a production builder with communities to open. The service list runs to signage and grand openings, which tells you the client they have in mind. No price on the page.

    Blue Tangerine has been building home builder websites for two decades and sells the production-builder toolkit: listing feeds, interactive site plans, sales-office kiosks. If you have a sales office, they are a real option. If you do not, most of what they build is for someone else. No price.

    Brantley Agency serves builders and general contractors and does the branding, proposal templates and statements of qualification that commercial GCs need alongside the web and SEO work. Case studies name established firms. No price, no minimum stated.

    The Mina Company is the boutique for custom builders, with a policy of one builder per geographic area and three tiers named Growth Essentials, Momentum and Aligned Growth Partnership. The tiers have no prices on the page. The exclusivity is worth asking about, because if a competitor is already the Mina client in your county, you are not eligible.

    We are the entry point. A custom builder doing six to twenty homes a year gets the plan and community pages with prices, the Google Business Profile and review system, the answer-first pages for AI search and monthly monitoring, at $350, $750 or $1,500 a month depending on markets, with the site at $1,000, $3,000 or $8,000 owned outright. We do not do signage, grand openings, listing feeds or sales-office kiosks, and a production builder should read that as a reason to call New Home Star instead.     What is the retainer, in writing, before the discovery call. Four of eight will not say. Make them.

    How many builders do you work with in my county. Mina answers this with a policy. The rest should answer it with a number.

    Show me a plan page you built that has a price on it. If every site in the portfolio says "contact us for pricing," the agency does not believe the strategy in our guide, and the researcher a year out will not find you.

    What happens to the site and the email list when we leave. Both should be yours, on your accounts, with no proprietary platform holding them.

    How do you measure a lead that will not close for fourteen months. The right answer involves email captures and a pipeline, not monthly close rate.

    Three to skip

    A production-builder agency for a custom builder. The listing feed, the kiosk and the grand opening budget are for a business with a sales office. Paying for them without one is paying for someone else's programme.

    Anyone measuring builder marketing on 30-day results. The buyer takes 8 to 18 months. A report that shows leads and no pipeline is a report on the wrong thing.
