TL;DR
- The open searches are the researcher terms: "new construction homes near me" has 15,000 US searches a month, "new home builder" 4,000 at a keyword difficulty of 0, "custom home builder near me" 5,100 at 8 (Ahrefs, November 2, 2026).
- The map pack decides "home builder near me" (5,700 a month), and Google says it ranks on relevance, distance and prominence, with reviews named in the prominence definition.
- Build community and plan pages with a starting price first, then the profile and review habit, then county pages. Agencies that print a timeline put first movement at 60 to 90 days and reliable leads at month 4 to 9.
- Of the eight pages ranking for "home builder seo", two print a price: $5,000 to $15,000 a month at Digital Third Coast, $1,500 to $5,000 at Boulder SEO Marketing. Ours is $750 or $1,500 a month on a site you own.
- Skip Local Services Ads as a plan: Google lists no home builder category, so the only door is "General contractor".
The typical NAHB builder member started five homes in 2025, brought in a median $3.7 million the year before, and has six employees. That builder is also the marketing department, and the question they ask is whether SEO is worth the hours. The answer depends on which searches you go after. Most home builder SEO advice is written for a production builder with a model home and a listing feed. This guide is for the custom and semi-custom builder doing five to forty homes a year, and the searches below are measured, not asserted.
If you would rather have this built than read about it, the local SEO service covers the page set and the profile work, and the free SEO audit shows where a builder site stands before anyone spends a dollar.
What home builder SEO is, and why the usual playbook misses
Home builder SEO is the work of ranking a building company's website and Google Business Profile for the searches people type when they are planning a new home: "new construction homes near me", "custom home builder [county]", "cost to build a house in [state]". It borrows the local search mechanics from SEO for contractors, with one difference that changes everything. A plumber's searcher needs someone today. A builder's searcher is 8 to 18 months from signing, which is the cycle we laid out in the home builder marketing guide. The site has to catch them at the research stage and still be there when they are ready, and the pages that do that are not the pages a contractor template ships with.
That gap shows in the advice itself. We read all eight pages ranking on page one for "home builder seo" on November 2, 2026. Only two of them, Blue Tangerine and Digital Third Coast, use the vocabulary of community pages, floor plans and quick move-in homes. One agency's deliverables list still cites "yard clean up" and "landscape lighting" as example keywords, and another's heading reads "Keyword Research and Competitive Analysis for Your Cleaning Website". The template was built for a different trade and the trade name was swapped in.
The searches, and who is typing them
These are Ahrefs US figures read on November 2, 2026. The column that matters is the last one. The head terms are national and mixed; the researcher terms are local and almost nobody is competing for them.
| Search | Volume a month | Difficulty | Click cost | Who is searching |
|---|---|---|---|---|
| new construction homes | 17,000 | 0 | $1.40 | Researcher, national, listing intent |
| new construction homes near me | 15,000 | 29 | $1.80 | Researcher, 6 to 12 months out |
| custom home builder | 15,000 | 63 | $0.30 | Mixed, national |
| home builder near me | 5,700 | 34 | $2.00 | Buyer, won in the map pack |
| custom home builder near me | 5,100 | 8 | $2.50 | Buyer, 3 to 6 months out |
| luxury home builder | 4,100 | 49 | $0.80 | Mixed, national |
| new home builder | 4,000 | 0 | $1.50 | Buyer, open |
| new construction homes houston | 1,300 | 19 | $3.00 | Researcher, one metro |
| Verdict | Rank the "near me" and city variants of the researcher terms with community pages, and earn "home builder near me" with the profile. Leave the national head terms to Zillow. | |||
Two things in that table decide the plan. "Custom home builder near me" at a difficulty of 8 and a $2.50 click is the best buyer search in the trade, and it is a local pack query. "New construction homes near me" at 15,000 is the largest researcher pool, and the Houston row shows what it looks like one metro at a time: 1,300 searches a month for a single city, at a difficulty of 19. Every metro you build in has a version of that row, and a page listing your available lots and homes in named communities is what ranks under Zillow for it.
What Google says decides the map pack
Google's own page on local ranking is short and worth quoting because every agency pitch paraphrases it loosely. "Local results are mainly based on relevance, distance, and popularity." Prominence, in Google's definition, "is how well-known a business is" and "is also based on info like how many websites link to your business and how many reviews you have. More reviews and positive ratings can help your business's local ranking." The same page opens with "There's no way to request or pay for a better local ranking on Google."
For a builder that means three controllable inputs. Relevance is your category and the completeness of the profile: Google's category guideline says to pick what completes "This business IS a", and on Google Maps the labels that show for builders are "Custom home builder" and "Home builder", so one of those is the primary. Distance is the address on the profile, which for a builder with no showroom is the office, and the service area you declare. Prominence is reviews and links, and a builder doing five homes a year can add five reviews a year, which is why each one has to be asked for.
Ask twice
Ask for the review at the final walkthrough, when the house is new, and again at the one-year anniversary, when the homeowner has lived in it and can say something specific about how it held up. The second ask is the one competitors never make. The script is in the review playbook.
The playbook, in the order to build it
1. A page per community or area, with available lots and a starting price
This is the page that ranks for "new construction homes [city]" and "new homes near me", and it is the page most custom builder sites do not have because the builder does not think of themselves as having inventory. You do. Every lot you can build on, every spec home under way, every area you will take a job in is a listing, and a page that names the community, shows the lots, states the plans that fit and prints "from $X" is what the researcher returns to eleven times before calling. "Contact us for pricing" on a page with no plans does not rank and does not get returned to. Blue Tangerine's advice to production builders applies to a ten-home-a-year custom shop without changes: market pages, community pages, plan pages, quick move-in pages, in that order.
2. A page per floor plan, and a "build on your lot" page
Plan pages carry the square footage, the price range, and photos of the last one you built. They rank for the plan-style searches ("ranch home builder", "barndominium builder near me") and they are the content an email list is built from. The build-on-your-lot page is for the buyer who already owns land, which is the easiest custom job to close and a search with almost no competition in most states. One page, the counties you will travel to, the process from soil test to permit, and a real range for site work.
3. The Google Business Profile, done once and then fed
Primary category Custom home builder or Home builder, the office address, the service area as a list of towns rather than a radius, and photos of finished homes uploaded every month, not once at setup. The profile guide has the full checklist. Then the review habit above. The profile is what wins "home builder near me" and "custom home builder near me", and no page on the website substitutes for it.
Want the page set built rather than described?
We build the community pages, the plan pages and the county pages, wire the links between them, and run the profile and review work that decides the "near me" searches. Builder sites start at $3,000 one time, on a site you own.
4. The cost-to-build guide for your state
"How much does it cost to build a house in [state]" is the search a buyer types twelve months before they call anyone. A page that answers it with your real per-square-foot ranges, what site work adds, and what the last three homes cost ranks because almost every competitor's answer is "it depends, call us". Put an email capture on it. The researcher who downloads your cost sheet in February is the contract you sign in the fall, and the eighteen-month email cadence that holds them is in the marketing guide.
5. County and town pages, bounded by where you will actually build
One page per county you serve, written about that county: the permitting office, the typical lot sizes, the communities you have built in, the homes you finished there with photos. A county page that could be any county does not rank. Ten real pages beat forty thin ones, and the boundary is the distance your superintendent will drive daily, not the metro's edge.
6. Photos with names, and the schema that labels the business
Finished-home photos named for the community and plan, with alt text that says so, rank in image results for "[community] new homes" where no text page does. Mark the site up as HomeAndConstructionBusiness with the address, phone, hours and price range, which is the schema Loopex's guide correctly recommends and most builder sites skip.
What the agencies charge
Eight pages rank on page one for "home builder seo". Two print a price. The rest print "Request a Quote", "Send me a free proposal" or "Book Your Discovery Call". Skill Mammoth is in the table and marked (ours); the plans are on the pricing page and re-checked monthly in the price index.
| Agency | Printed price | Term | Timeline it prints |
|---|---|---|---|
| Digital Third Coast | $5,000 to $15,000 a month | Not printed | 3 to 6 months |
| Boulder SEO Marketing | $1,500 to $5,000 a month; Foundation from $2,000 for 14 to 18 hours | Six-month engagements | Rankings move months 3 to 4, leads traceable months 5 to 6 |
| Boulder's partner agencies | From $1,000 a month | Not printed | Not printed |
| Skill Mammoth (ours) | $750 Growth, $1,500 Authority | Month to month, no contract | 60 to 90 days for first movement |
| Blue Tangerine | Not printed | Not printed | 60 to 90 days, sustained growth over 4 to 9 months |
| Contractor Growth Network | Not printed | Not printed | 3 to 6 months established, 6 to 12 new, 4 to 8 after a failed program |
| Red Olive, Loopex Digital, New Home Star | Not printed | Not printed | Not printed |
| Verdict | The program above costs $750 to $2,000 a month from agencies that print a price. Above that you are paying for content volume or a multi-market production program, which is a different job. | ||
The timelines agree more than the prices do. Every page that commits to one puts first ranking movement at 60 to 120 days and reliable leads around month 4 to 9, which matches what we see on contractor sites, and which is also why a six-month minimum is the fair term for this work even where we do not require one. Every agency on the list also prints results, and none prints a method. "+245%", "+340%", "up 500 percent in organic visibility", "95% of our clients stick with us" are all on those pages with no sample, no dates and no definition. Ask for the client and the search term before you weight any of them.
Three to skip
Skip Local Services Ads as the plan. Google's eligible-category lists, on ads.google.com and the Local Services help center, include General contractor, Carpenters, Kitchen remodeling and Bathroom remodeling. No entry contains "builder" or "construction". A builder can enter under General contractor and compete with handymen for a "contractor near me" lead, which is the wrong buyer at the wrong stage. The per-lead economics by trade are in what Local Services Ads cost; builders are not on the list because Google does not sell the category.
Skip the national head terms. "Custom home builder" at 15,000 searches is a difficulty of 63 and a $0.30 click, which tells you the intent is mixed and the advertisers do not want it. "Home builder" at 13,000 is the same story. The money is in the "near me" and city versions a few rows down the table.
Skip the statistics in the pitch deck until you have checked one. The pages we read assert that "99% of home buyers used the Internet" and "about 90% of buyers start their search online" with no source named; NAR's public 2025 profile pages do not print either figure. One guide states "462,000+ home sales in 2025". The Census Bureau's own table puts 2025 new home sales at 678,000. An agency that gets the size of your market wrong by a third is not reading the primary sources, and the primary sources are free.
The market you are ranking in
The Census Bureau's September 2026 release puts new single-family sales at a 676,000 annual rate, 5.3 percent below a year earlier, with 476,000 new homes for sale and 8.4 months of supply against the five to six months NAHB calls balanced. The median new home sold for $400,400, down 3.9 percent on the year, and half of all sales fell between $300,000 and $499,999. Single-family starts were at 859,000, the lowest in a year. More inventory, fewer buyers and a softer price is the environment where the builder who shows up for "new construction homes [city]" with lots and a price takes the researcher from the builder who does not. In a seller's market SEO is a nice-to-have. In 8.4 months of supply it is the lead source.

Frequently asked questions
What is home builder SEO?
It is the work of ranking a builder's website and Google Business Profile for the searches buyers type while planning a new home: "new construction homes near me", "custom home builder [county]", "cost to build a house in [state]". The pages that do it are community pages with lots and prices, plan pages, a cost guide and county pages, plus a profile with the Custom home builder category and a steady review flow.
How much does home builder SEO cost?
Among the agencies ranking for the term that print a price, Digital Third Coast charges $5,000 to $15,000 a month and Boulder SEO Marketing $1,500 to $5,000 on six-month engagements, with partner agencies from $1,000. Our plans with SEO are $750 and $1,500 a month with no contract. Six of the eight ranking pages print no price at all. The wider market is in how much SEO costs.
How long does home builder SEO take?
The agencies that print a timeline agree: first ranking movement in 60 to 120 days, leads you can trace to the work by month 4 to 9. The researcher terms move first because nobody is competing for them. "Home builder near me" moves when the review count does.
Can a home builder run Google Local Services Ads?
Only under a category Google lists. Neither the ads.google.com eligible-industries page nor the Local Services help center lists home builder or construction; General contractor, Carpenters, Kitchen remodeling and Bathroom remodeling are the nearest entries. A builder can enroll as a general contractor, but the leads that category produces are repair and remodel calls, not new homes.
Which Google Business Profile category should a home builder use?
Custom home builder if that is what you are, Home builder otherwise. Google's guideline is to choose the category that completes "This business IS a" and to use as few as possible; a specific category implies the general ones. Do not add Contractor or Remodeler as extra categories unless you sell those services, because the profile will start matching the wrong searches.
