Cleaning Company SEO in 2026: Pick a Side, Then Win the Niches Nobody Wrote

    TL;DR

Cleaning has the biggest search demand of any trade on this site and the least competition for the searches that pay. "Cleaning services near me" runs 91,000 US searches a month, "house cleaning services near me" 55,000 at a keyword difficulty of 7, and "commercial cleaning services" 45,000. Underneath them, "airbnb cleaning service" has 5,500 searches at a difficulty of 0 and "office cleaning services near me" 1,500 at 0. Cleaning company SEO in 2026 means picking a side first, residential routes or commercial contracts, because they are different searches with different pages, and then winning the niche terms that no competitor has written a page for. Every figure below is Ahrefs US data, September 2026.

Cleaning companies rank badly for a reason that has nothing to do with Google. Most of them sell two businesses on one page. Residential cleaning is a recurring route with a $150 ticket, sold to a homeowner on a phone at 9pm. Commercial cleaning is a contract with a $2,000 monthly value, sold to an office manager at a desk over three weeks. The searches are different, the pages that rank are different, and a homepage that says "residential and commercial cleaning services" ranks for neither.

This guide covers the search side. The lead channels beyond search are in how to get cleaning clients for the residential side and how to get commercial cleaning contracts for the other. The wider program is on our cleaning business marketing page.

    Why cleaning SEO is different

The volume is enormous and the difficulty is not. "House cleaning services near me" has 55,000 searches a month and a keyword difficulty of 7, which for a term that size is close to unheard of. Compare "roofers near me" at 67,000 and a difficulty of 55, or "painters near me" at 64,000 and 47. The cleaning SERP is directories, franchises and marketplaces, and the independent company with a real local page is competing against Thumbtack listings, not against a hundred well-built competitor sites.

    SearchMonthly volumeDifficultyClick cost
    cleaning services near me91,00035$3.00
    house cleaning services near me55,0007$2.50
    carpet cleaning near me54,00046$3.00
    commercial cleaning services45,00047$1.80
    maid service near me7,20035$3.00
    airbnb cleaning service5,5000$2.50
    janitorial services near me2,20033$2.50
    move out cleaning service1,50030$6.00
    office cleaning services near me1,5000$0.80
    deep cleaning service near me4501$2.50
VerdictResidential: house cleaning near me, deep cleaning, move out. Commercial: office cleaning near me, then janitorial. Airbnb cleaning is open to whoever writes the page.

The ticket is small and recurring, which changes what a ranking is worth. A plumber wants one call. A cleaning company wants a customer who books every two weeks for three years, so a single ranking in one suburb is worth a route, and route density is the whole economics. The suburb you rank in is the suburb your crew can serve without driving, and that is the suburb to pick first.

Demand is seasonal in a way the trade rarely plans for. "House cleaning services near me" ran 43,483 searches in November 2025 and 63,261 in August 2026, a 45 percent swing, with a second peak in spring. Move-out and deep-cleaning searches follow the rental calendar, and holiday cleaning spikes in the two weeks before Thanksgiving.

The six pillars of cleaning company SEO

    1. Pick the side and build the site around it

A residential company's homepage speaks to a homeowner: recurring plans, price ranges, the booking form, the guarantee. A commercial company's speaks to a facilities manager: scopes, insurance, references, the walkthrough request. A company that does both builds two sections with two homepages in all but name, and never mixes the calls to action.

    2. A page per service and per situation

Recurring cleaning, deep cleaning, move-in and move-out, post-construction, Airbnb turnover, and on the commercial side office, medical, janitorial and floor care. "Airbnb cleaning service" at 5,500 searches and a difficulty of zero is the clearest gap in the trade, and one page with a turnover checklist and a price per bedroom will rank for it inside a quarter.

    3. Suburb pages tied to routes

One page per suburb the crew already serves, with the neighborhoods named, the typical home size, and two reviews from that zip code. Because route density is the business model, the city pages are also the sales strategy: rank where the trucks are, then add the next suburb over.

    4. A Google Business Profile that answers at 9pm

Primary category House Cleaning Service or Commercial Cleaning Service, not both. Booking link in the profile. Hours that show open when the homeowner searches. Reviews asked for by text after the first clean and again at the three-month mark, with an ask that names the service. The review playbook covers the script, and a service-area business with a home address should read the video verification guide before anything else.

    5. Price pages

"How much does house cleaning cost" is the search before "house cleaning near me," and the company that publishes a range by home size gets the booking from the company that says "call for a quote." Our house cleaning rates guide has the 2026 ranges to publish against.

    6. Online booking that works on a phone

The residential searcher books at night on a phone and does not want to call. A booking form that takes bedrooms, bathrooms, frequency and a date, and confirms a price, converts organic traffic at two to three times the rate of a "request a quote" form. The cleaning website examples post shows nine sites that do it well and what each costs.

Molly Maid homepage with a free estimate form asking for zip code, recurring cleaning plans and a call to action to book a cleaning
Molly Maid, September 2026. The franchise that holds "house cleaning services near me" in most metros leads with the zip code and the estimate, splits recurring from one-time, and never mentions commercial. That focus is the thing to copy.

    Pro tip

Put the recurring price on the page as a per-visit figure for a stated home size: "3 bed, 2 bath, every two weeks, from $145." The searcher comparing four companies books the one that gave a number, and the ones that hid it never find out they lost.

    Cleaning SEO benchmarks

What a well-run program produces for a one-market residential cleaning company in the first year, from the accounts we run and the metros we track.

    Measure90 days12 months
"House cleaning [city]" map packTop 3 in home suburbTop 3 in 4 to 8 suburbs
Niche pages (Airbnb, move-out, deep clean) organicPage 1Top 3
    Google reviews added20 to 4080 to 150
Organic bookings per month10 to 3040 to 120
Recurring customers from organic5 to 1540 to 100
VerdictReview volume is higher here than in any other trade because every visit is an ask. If reviews are under 20 at day 90, the ask is not happening.

    The 90-day cleaning SEO sprint

Weeks one to two: pick the side. Fix the Google Business Profile category, hours and booking link, and send the first review request to every active customer.

Weeks three to six: publish the service and situation pages, Airbnb and move-out first because they are open, then recurring and deep cleaning. Publish the price page with ranges by home size.

Weeks seven to ten: publish the first five suburb pages, each tied to a route the crew already runs. Add schema for the services and the local business.

Weeks eleven to thirteen: put the booking form on every page, wire the review text to run after every visit, and check the map pack in each suburb published. Plan the holiday content for the two weeks before Thanksgiving.

    DIY or hire it out

The profile, the review text and the price page are an owner's job and take a weekend. Those three produce most of the first-year map pack result on their own.

The suburb pages, the niche pages at quality, the booking integration and the technical work are where an agency earns its fee. Ours is $350, $750 or $1,500 a month by markets and service lines, no contract, and the SEO cost guide covers what the wider market charges. Whoever you hire, make them name the suburb they expect to rank first and the date.

    Three to skip

The "residential and commercial" homepage. It is the most common cleaning site on the internet and it ranks for nothing, because the two searchers want different pages and Google gives each of them a page that picked.

Buying leads before building the profile. Thumbtack and Angi sell the same homeowner to five companies, and the cleaning ticket is too small to win a bidding war. Rank in your route suburbs first and buy leads only to fill a gap. The cleaning CRM guide covers the software that keeps recurring customers once you have them.

Ignoring Airbnb turnover. Five thousand five hundred searches a month, a difficulty of zero, a customer who books weekly, and almost no cleaning site has a page for it.

    Frequently asked questions

What are the best keywords for a cleaning company?

For residential: "house cleaning services near me" at 55,000 US searches a month and a keyword difficulty of 7, plus "deep cleaning service near me," "move out cleaning service" and "airbnb cleaning service," which has 5,500 searches at a difficulty of 0. For commercial: "office cleaning services near me" at 1,500 and a difficulty of 0, then "commercial cleaning services" at 45,000 and "janitorial services near me" at 2,200.

How long does cleaning company SEO take?

Niche pages such as Airbnb turnover and move-out cleaning can reach page one inside 90 days because nobody competes for them. The map pack for "house cleaning [suburb]" moves in one to two quarters once the profile is fixed and reviews are arriving after every visit. The full route-suburb build takes a year.

Should a cleaning company target residential or commercial searches?

One at a time, and with separate pages. Residential searches come from homeowners on phones at night who want a price and a booking form. Commercial searches come from facilities managers who want scopes, insurance and references. A homepage that sells both ranks for neither, which is why most cleaning sites do not rank.

Is there seasonality in cleaning searches?

Yes. "House cleaning services near me" ran 43,483 searches in November 2025 and 63,261 in August 2026, a 45 percent swing, with a second peak in spring. Move-out searches follow the rental calendar and holiday cleaning spikes in the two weeks before Thanksgiving. Build over winter to be ranking by March.

How many Google reviews does a cleaning company need?

More than most trades and easier to get, because every visit is a chance to ask. Eighty to 150 new reviews in the first year is realistic for a company that texts a review link after the first clean and again at three months. The franchises holding the map pack in a metro typically have several hundred.

How much does cleaning company SEO cost?

Our plans are $350, $750 and $1,500 a month by markets and service lines, no contract. The wider market runs from a few hundred dollars for a template program to several thousand for a multi-market retainer, covered in the SEO cost guide. Against a $2.50 to $6 click in Google Ads and a customer worth three years of visits, the arithmetic is rarely close.

    Where to go next

The contractor SEO guide has the full mechanics behind each pillar. How to get cleaning clients and how to get commercial cleaning contracts cover the channels beyond search, and our cleaning services page covers what we build for the trade.
