    Best CRM for Cleaning Businesses in 2026 (Operator's Guide)

    TL;DR

    Cleaning is a recurring-schedule business, so the CRM question is really a scheduling question: rotating biweekly visits, team swaps when a cleaner calls out, and a booking page that converts while you are inside a house with gloves on.     Most CRM roundups treat cleaning like any other home service. It isn't. An HVAC company books a job; a cleaning company books a relationship: every-other-Tuesday, skip the week of the 14th, the client's mother is visiting so add the oven, and Maria is out so who covers her route? Software that handles one-off jobs beautifully falls apart against a rotating recurring schedule. That is the test every tool below was judged on.

Listed from about $49/mo at this writing. The ceiling: it stays residential; commercial janitorial accounts and non-cleaning add-on services fit awkwardly.

    3. Housecall Pro: best if self-booking drives your growth. Its online booking is the best of the general tools and lives on the $79/mo Basic plan. If your growth channel is "found us on Google, booked without calling," that funnel alone can decide the choice. Seat prices climb fast past the plan bundles ($75 to $100 per extra user), which is exactly wrong for large cleaning crews; it fits owner-plus-office setups best.     4. BookingKoala: the booking-first budget pick. Built around a conversion-optimized booking page with instant quotes by home size, listed from about $27/mo at this writing. Popular with online-first residential companies and franchises. The trade: the back office (invoicing, job costing, crew management) is thinner than the three above, so companies tend to grow into something else.

    5. Square Appointments: the honest solo answer. A solo cleaner with a dozen recurring clients needs a calendar, reminders, and a card on file, and Square does all three with a free tier. It is not a CRM and will not scale past the first hire, but "free and sufficient" beats "powerful and unpaid-for" at this stage. Upgrade when the second cleaner starts, not before.

    The solo-versus-crew split, in dollars

    Cleaning software pricing punishes headcount more than any other trade's, because cleaning companies put more people in the field per dollar of revenue. A five-person crew on per-seat pricing at $75 a seat costs $375 a month before the base plan; the same crew on Jobber's $29 seats runs about half that, and on a bundled-seat plan less again. Run the math at the size you will be next year: the tool that is cheapest solo is frequently the most expensive at five.

    The other split is commercial. Janitorial accounts want night schedules, net-30 batch invoices, and certificates of insurance on file, which pushes you toward the general field-service tools and away from the residential specialists. If commercial is the plan, weight Jobber or Housecall Pro; if it is pure residential maid service forever, ZenMaid's specialization beats their breadth.

    What to skip

    • Buying for features you will not staff. Route optimization and job costing are worth exactly zero until someone runs them.
    • Free trials run during your busy week. Every tool demos well when you have no time to test the failure cases; trial them on the week you rebuild the schedule around a call-out.
    • Annual contracts on the first tool. Buy monthly until the crew has lived in it for a quarter.
