Below are 45 roofing keywords with real US search volume and real cost per click, pulled from Ahrefs in August 2026. Together they carry about 741,000 searches a month. The list is the easy part. What it tells you is the useful part, and it contradicts almost every roofing keyword article published.
Volume and commercial value run in opposite directions in this trade. The four biggest terms carry 302,000 searches a month at an average cost per click of $1.50. Meanwhile commercial roof repair draws 12,000 searches at $19.00 a click, and emergency roof repair near me draws 10,000 at $12.00. Advertisers are paying eight to twelve times more for a fraction of the volume, and they are not doing it by accident.
Cost per click is the closest thing to a truth serum on a keyword list
Search volume tells you how many people type something. Cost per click tells you what a business with a conversion tracker was willing to pay to reach one of them. It is an imperfect proxy, but when a term with 66,000 monthly searches attracts a $0.30 bid and a term with 12,000 searches attracts $19.00, the market is telling you something that a volume column never will.

Grouped by the job behind the search rather than alphabetically, because the grouping is where the strategy lives. KD is Ahrefs keyword difficulty, included so you can see how badly it behaves on this vertical. More on that below.

Why the biggest roofing keywords are the worst ones to chase
Every roofing keyword list opens with the same four terms, because they are the four biggest: roof replacement, roof repair, roof repair near me, roofing contractor. Together they are 302,000 searches a month, roughly 41% of everything in the table above.
They are also the four you are least likely to get anything from. Two reasons, and the second is the one that matters.
The obvious reason is competition. Roofing contractor sits at KD 67 and roof repair near me at KD 49, and the organic results are national aggregators, manufacturer sites, and directories. You are not outranking Angi for roof repair near me from a single-location roofing company, and you should not spend a year finding that out.
The less obvious reason is that the click is not worth much. Roof repair near me attracts a $0.30 bid across 66,000 monthly searches. Advertisers with conversion data are declining to pay for that traffic. Part of that is structural: on a "near me" query the map pack and Local Service Ads take the top of the screen, so a text ad gets a thin slice of a big number. But the signal still stands. The terms that read like the most valuable real estate on the list are the ones the market has quietly priced as cheap.

The keywords advertisers actually fight over
Sort the same 45 terms by cost per click instead of volume and a completely different list surfaces:

- emergency roof repair near me, 10,000 searches, $12.00

Three patterns, and none of them are generic:
A damage state beats a service name. "Emergency" and "leak" and "storm" describe someone whose problem is already happening. "Roofing contractor" describes someone who might be planning something for spring.
Commercial is a different business with a different search footprint. Commercial roof repair carries one fifth the volume of roof repair and thirteen times the click price, because the contract at the end is a different order of magnitude. If you do commercial work at all, this is where your content budget belongs, and almost nobody in the trade writes for it.
Material specificity qualifies the searcher for you. Somebody searching slate roof repair owns a slate roof. That is a small, self-selecting, expensive-to-serve group, which is exactly why the click costs $7.00 while the term sits at KD 0.
Why keyword difficulty will lie to you on roofing terms
Look at the KD column again. Roof replacement, the single largest term in the trade at 110,000 searches a month, is scored KD 0. So are storm damage roof repair at 14,000, commercial roof replacement at 12,000, flat roof repair at 12,000, and emergency roof repair at 11,000.
None of those are easy. We have now documented twelve cases where Ahrefs difficulty inverted against what the search results actually showed, several of them in this exact vertical. Difficulty is modelled largely on the backlink profiles of the current top ten, and it degrades badly on local-intent queries where the ranking set is a map pack, a directory, and a handful of pages that earned their position through relevance rather than links.
The screen we use instead
Ignore the difficulty score. Open the actual results and read the domain rating of positions five through ten. Positions one to four are usually held by incumbents you were never going to displace. Five to ten is where a new page lands if it lands at all. If that band is full of DR 70 sites, walk away no matter what the difficulty score says. If two or three sites in that band sit below your own DR, the term is live.
Run that screen on roofing keywords itself and you find sites at DR 23, DR 37, and DR 47 holding top-ten positions. Run it on hvac keywords, which Ahrefs scores as harder at KD 2, and the same band is DR 51 to 82. The difficulty scores say those two terms are nearly identical. The results say one is winnable and one is not.
How to choose keywords for a roofing company
Four buckets, in the order you should build them. Most roofers try to start at the top and stall.
1. Your city plus your two highest-margin services. Not "roofing" plus your city. The specific job: metal roof installation [city], flat roof repair [city], commercial roof repair [city]. These are the pages that get found by someone ready to book, and they are where a single-location roofer can actually rank.
2. Damage-state pages. Storm, hail, leak, emergency. Build them before the season, not during it. More on that below.
3. Material pages. One page per material you genuinely service. Slate, tile, metal, flat, shingle. The volume per page is modest and the qualification is excellent.
4. Research content. Roof replacement cost at 20,000 searches and how to get insurance to pay for roof replacement at 3,700 will not book work this month. They will build the topical footprint that makes buckets one through three rank, and they are the pages other sites link to. Treat them as an investment, not a lead channel, and do not let anyone sell them to you as one.

How to rank for roofing keywords in your city
Every number in the table above is national. A roofer in a metro of 400,000 people is competing for something closer to 0.1% of it, so roof replacement at 110,000 searches a month is realistically a few hundred locally. That is still a good month of work, and it reframes what you are optimizing for.
Three things decide local roofing rankings, and only one of them is on-page:
- The map pack is the real battleground. For every "near me" and implicit-local roofing query, the three map results sit above the organic ones. - One page per service per city, and mean it. A single "Services" page listing eight roof types will rank for none of them. Eight pages will rank for several.
Storm season changes the whole list
Four terms in the table are storm-dependent: storm damage roof repair at 14,000, emergency roof repair at 11,000, emergency roof repair near me at 10,000, and hail damage roof repair at 4,400. That is roughly 39,000 searches a month in aggregate, and the monthly average badly understates what happens in the week after a hailstorm.
All four sit at KD 0. That is one of the few places the difficulty score and reality agree, because these pages genuinely are less contested. The catch is timing. A storm page published the day after the storm ranks for nothing, because it takes weeks to index and earn position. These pages need to exist in February to pay in June.
What to skip
"Roofing" and "roofer" on their own. At 32,000 searches, roofer looks tempting and converts terribly. The intent behind a one-word trade search is unreadable, and half of it is people looking for a job rather than a contractor.
Any national term if you serve one metro. Roof replacement companies at 8,600 searches and KD 61 is a directory query. You will not win it and you would not want the traffic.
Keyword lists with no volume attached. A "top 100 roofing keywords" post that gives you 100 phrases and no numbers has told you nothing. Half of those phrases have single-digit search volume.
Generator output. Same problem as name generators. They produce plausible strings, not demand.
Difficulty scores as a go or no-go. Covered above, and it is the most expensive mistake on this list because it sends you confidently at terms you cannot win.
Where to start if you only do one thing
Pick the single highest-margin job you do, and build one page for it in your city. Not a services page listing everything. One page, one job, one city, written for someone who already knows they need it. Commercial roof repair [your city] or metal roof installation [your city] will do more for you in six months than a keyword spreadsheet with 200 rows in it.
