Roofing SEO: How Roofers Actually Rank in 2026

    TL;DR

Roofing SEO is not the same game as generic local SEO. It is the combination of Google Business Profile dominance, review velocity, service and material page architecture, insurance-vs-retail keyword strategy, storm-event content built ahead of the storm, and AI search visibility. The winning roofers treat all six as one system, and they build it before hail season, not during.

What matters most in 2026: a GBP with recent before-and-after roof photos and 100+ reviews, dedicated pages for every material (asphalt, metal, tile) and every service (repair, replacement, storm damage, gutters, siding), city pages with real local content, an instant estimate tool on the homepage, a pre-published storm response library, and answer-first content that gets cited by ChatGPT, Perplexity, and Google AI Overviews. Roofing is the trade with the sharpest demand curve of any home service, and rankings are an asset you compound before the storm capture window opens.

Honest timeline: small metros (population under 250k) can hit top three in the local pack in 3 to 6 months. Mid metros take 6 to 9 months. Major metros take 9 to 15 months. Storm markets move faster during event windows because so much competition disappears when local roofers get buried in inbound. Anyone quoting you two weeks is guessing.

If you want this run for you, our Local SEO service and AI Search Optimization ship the whole roofing stack together. Start with the $999 AI Visibility Audit (credited toward your first month) or book a strategy call. If you are more of a self-serve reader, the sibling pieces in this cluster are our HVAC, plumber, electrician, and landscaping SEO playbooks, all sitting under the broader contractor SEO guide hub.

Why roofing SEO is different from generic SEO

Roofing search behavior does not look like any other trade. Three dynamics make it its own animal, and each one changes how you should invest time and budget.

Storm-event demand. No other trade has this. A single hailstorm or high-wind event can 5x to 10x local search volume for "roof repair [city]" and "hail damage roof [city]" inside 48 hours, and that spike decays over the next 60 days as insurance-adjuster visits play out. The contractor who is already ranking when the storm hits captures the spike. The contractor still trying to build authority when the sirens go off gets what is left after door-knockers, storm-chasers, and pre-existing local pack winners have picked over the market. Rankings are literally a storm-preparedness asset for a roofer.

Insurance restoration vs retail replacement are two different buyers. "Hail damage roof insurance claim" is a homeowner in shock, 3 days after a storm, trying to figure out whether to file a claim, what an adjuster will look for, and which roofer knows the insurance dance. "Roof replacement cost" is a retail buyer 6 to 18 months into thinking about a full replacement, comparing asphalt vs metal, financing options, and warranty terms. Same trade, different funnels, different keywords, different pages, different sales scripts. Roofing sites that mash both audiences onto one generic services page underperform badly.

Roofing has the highest average order value in home services. One retail replacement is $9,000 to $25,000. One insurance restoration is $12,000 to $40,000+. One winning ranking on "roof replacement [city]" can be worth $40,000 to $150,000 per month in booked revenue in a competitive market. That is a completely different ROI math from HVAC service work at $200 per repair. It also means every ranking spot is fought for harder, because everyone in the market knows what it is worth. See how the math connects to lead volume in lead generation for roofers.

None of this shows up in a generic SEO checklist. Everything below is written for the roofing-specific version of the game.

Post-hail, storm-market search volume can spike 5x to 10x within 48 hours and decays over 60 days. Whoever is already ranking captures the spike.

The 6 pillars of roofing SEO in 2026

Every ranking lever for a roofing company falls into one of six buckets. Skip one and the rest underperform.

    1. Google Business Profile (40 to 60% of the local pack battle)

If you only did one thing for roofing SEO this quarter, it would be a full GBP overhaul. The three-pack sits above every classic organic result on almost every roofing query, and GBP is the single largest signal that decides who is in the pack.

Roofing-specific GBP optimization means: primary category set to "Roofing contractor" with every relevant secondary category (Roofing supply store if applicable, Gutter cleaning service, Siding contractor, Solar energy contractor if you install solar-integrated roofing). Every service listed with a short description. Complete services menu, not the default two entries. Accurate business hours including emergency-response hours for storm season. Service area configured as either specific zip codes or a radius, not both. At least 40 recent photos, weighted heavily toward before-and-after roof shots (these are the single highest-engagement content type on a roofing GBP by a wide margin). Weekly photo uploads of jobs in progress or finished. GBP posts published every week, and specifically storm response posts within 24 hours of any local severe weather event. The Q&A section pre-seeded with 10 to 15 real homeowner questions and your answers (insurance process, material choices, warranty). Attributes filled out (women-owned, veteran-owned, contractor licenses). A review response on every review inside 24 hours, positive or negative.

The pattern we see: roofers who do only half of the above see local pack movement inside 60 days in most markets. Roofers who do all of it and pair it with review velocity break into the pack inside 90 to 180 days even in competitive metros.

    2. Review velocity (roofing needs more reviews than any other trade)

Roofing buyers spend more per job than any other home service, so they research harder before hiring. Reviews are the single largest external trust signal, and they are also a direct ranking input for the local pack and LSAs.

Count. Under 25 total reviews and you are effectively invisible in competitive roofing markets. 50 to 100 gets you competitive. 200+ starts to look like a market leader. In storm markets, the 200+ tier is the practical floor because storm-chasers show up with 400 to 800 reviews.

Rating. Below 4.5 stars, expect to be filtered out of the pack for most roofing queries regardless of count. 4.7+ is where you want to live.

Recency. A GBP with 300 reviews from 2019 and nothing recent is read as inactive. Two to four fresh reviews per week is the storm-market baseline. Post-storm, expect competitors to add 15 to 40 reviews per week for a month, and match the pace or fall behind.

Keywords in review text. Roofing reviews naturally include "hail damage," "insurance claim," "roof replacement," "shingles," and city names. Ask customers to describe what you did rather than just "great job." Third-party language mentioning your service and city is stronger ranking evidence than the same words on your own page. Post-storm, ask specifically for reviews that mention "hail" and "insurance" if that is what you did. Neighbor-canvass review asks (ask the neighbors of your job site if they saw the work, then ask for a review if they did) are underused and disproportionately effective.

Full playbook: How to Get 100 Google Reviews for Contractors. Every roofing engagement we run ships a review acquisition system out of the box.

    3. Website architecture that ranks for both funnels

Most roofing sites we audit have one "Services" page listing every material and service in bullets, and one "About" page. That site does not rank for any specific material, any specific service, or any specific city. What ranks is a page per material, a page per service, a page per city, plus an instant estimate widget that captures visitors before they click away.

Material pages, one per offering. Asphalt shingle, metal roofing (standing seam, corrugated), tile (clay, concrete), slate, flat and low-slope (TPO, EPDM), and any specialty material you install. Each is its own URL, 900 to 1,500 words, with the material name in the H1, title tag, first paragraph, FAQ, and structured schema. Pros, cons, life expectancy, cost range, warranty specifics, and photos of your actual installs in that material. This is where retail replacement traffic converts.

Service pages, one per offering. Roof repair, roof replacement, storm damage, hail damage, insurance restoration, wind damage, roof leak repair, gutters, siding, ventilation, skylights, chimney flashing. Each with schema, click-to-call, and a form that routes to your dispatch. Emergency-adjacent pages (leak repair, storm damage) need phone above the fold and ETA promise.

City pages, done right. This is where most roofing sites cheat and get punished. A real city page has real neighborhood names, at least one locally-shot photo, a city-specific FAQ ("does the wind in Amarillo require Class 4 shingles"), a shortlist of the specific weather patterns and code considerations, and two or three testimonials from customers in that city. Do this for your top 10 to 25 cities in your service area, one per URL. Duplicated template pages with just the city name swapped in get treated as doorway pages and either fail to rank or get de-indexed.

Instant estimate tooling. Homeowner intent is highest during the first visit. A visitor who enters an address and gets a ballpark price in 60 seconds is 3x to 5x more likely to book than a visitor who submits a contact form and waits. Our RoofMammoth.ai widget pulls satellite imagery and roof dimensions and returns an instant estimate range, and it is by far the single conversion improvement that moves the most revenue on the roofing sites we build.

Speed and mobile. Roofing traffic is 70 to 85 percent mobile, higher during storm windows. Anything over 3 seconds to first contentful paint bleeds leads. Click-to-call has to be one tap above the fold. Core Web Vitals are a live ranking signal.

Full build playbook: roofing website design and roofing marketing consultant.

    4. Storm-event SEO (the roofing-only pillar)

No other trade has this pillar. Storm-event SEO is the practice of building the ranking assets you need for a storm capture window before the storm hits, then activating them the moment it does. The window is short, the volume is enormous, and the payoff is disproportionate.

Pre-storm, in the off-season, build the library. Insurance-claim education content is the single highest-leverage off-season investment. "How to file a hail damage insurance claim," "what an insurance adjuster looks for on a roof," "how to prepare for an adjuster meeting," "public adjuster vs your insurance company," and "how supplemental claims work" are queries that homeowners run cold from a browser inside the first 48 hours of realizing they might have storm damage. Rank for these and you capture buyers before they call anyone. Also build pre-templated storm landing pages: "hail damage roof repair [city]," "wind damage roof repair [city]," "emergency tarping [city]." These sit dormant in the off-season and rank against low competition, then get updated with the date and event details within 12 hours of any local storm.

The 48-hour post-storm window. The first 48 hours after a hail or high-wind event is when the biggest share of insurance claims get initiated. Whoever ranks organically and on GBP during those 48 hours captures the largest cohort of the storm season. Organic plus LSA plus GBP posts published inside 24 hours of the event beats door-knocking storm-chasers on their own turf.

Publish a storm-response GBP post inside 24 hours of any local storm. Photos of damaged shingles you collected, a "we are dispatching emergency tarps to [city]" note, and a phone number. Google weights recent GBP posts heavily for local queries, and there is basically no competition for the same-day post because most competitors are still buried in phone calls.

    5. Insurance vs retail keyword strategy

Roofing has two customer types and they search completely differently. Trying to rank one set of pages against both intents underperforms both.

Insurance restoration lane. Content, landing pages, and ad copy for a homeowner mid-claim. Keywords: "hail damage roof insurance claim," "roof insurance claim process," "insurance adjuster roof inspection," "roof supplement claim," "storm damage roof repair [city]," "public adjuster vs insurance," "does insurance cover a new roof," and "how to file a hail damage claim." Pages should walk through the claim timeline, list what an adjuster looks for, explain what supplemental claims are, and clearly show you handle insurance paperwork. This is a long sales cycle (30 to 90 days claim to install) and needs a nurture sequence, not just a form fill.

Retail replacement lane. Different homeowner, different keywords, different content. Keywords: "roof replacement cost," "asphalt vs metal roof," "best roofing material for [climate]," "roofing warranty comparison," "roof financing options," and "when should I replace my roof." Cost calculators, material comparison tables, financing content, and clear warranty terms move this buyer. Shorter cycle than insurance in some cases, but retail buyers price-shop more and need more reassurance on warranty and crew credentials.

Track them as separate funnels in your CRM. Same source (organic) can produce two completely different customer economics.

    6. AI search visibility

The 2026 pillar that did not exist three years ago. Homeowners now ask ChatGPT, Perplexity, and Google's AI Overviews for roofing recommendations, and those tools name specific businesses. Google AI Overviews now appears on roughly half of informational roofing queries (especially the insurance and material-comparison queries) and summarizes the current top ten organic results, which means classic SEO feeds AI visibility directly. LLMs weight third-party reviews, structured data, and answer-first content heavily when picking who to name.

Roofing-specific GEO moves: answer the buying question in the first paragraph of every material and service page (do not bury it under sales copy), include price ranges in cost pages (LLMs quote pages that contain numbers), keep FAQ blocks with real homeowner phrasing including insurance-claim language, and build citation mass on Reddit (r/Roofing, city subreddits after storms), Nextdoor, and local "best roofer" roundups. Storm markets have very active Reddit and Nextdoor threads within days of any event, and being present and helpful in them feeds LLM training data over time.

Roofing SEO benchmarks (what good looks like)

Numbers to calibrate against. Averages across roofing contractors we have audited over the last 18 months. Storm markets shift the ranges upward on review velocity because event windows compress the review timeline.

    Metric Struggling Average Winning
    GBP reviews (count) Under 20 60 200+
    GBP star rating Under 4.3 4.5 to 4.6 4.8+
    New reviews per month Under 2 6 to 12 20+ (higher post-storm)
Local pack position (main terms) Unranked 4 to 10 Top 3
    Organic pages ranking (top 20) Under 10 30 100+
    Monthly organic leads Under 5 15 40+
    Domain Rating (Ahrefs) Under 10 15 to 25 30+
Storm response time (post-event GBP post) Never 72+ hours Under 24 hours

If more than two rows fall in the "struggling" column, the ROI on fixing them is bigger than any new marketing channel you could add.

The 90-day roofing SEO sprint plan

The exact 90-day sequence we deploy on new roofing engagements. Note: if you are in a storm market, build the storm content library early. Spring is hail season across most of the central and southeast US, so a January or February start gets the library ranked and ready by April.

Days 1 to 14: Audit and foundation

Full technical audit: crawl the site, identify indexation problems, redirect chains, broken links, missing schema, and Core Web Vitals failures. Full GBP audit: categories, services, before-and-after photo library, Q&A, review response gaps, service area configuration. Competitor benchmark: pull the top 5 local roofing competitors, note their review count, category setup, service and material page depth, storm response history, and site speed. Deploy LocalBusiness, Service, and FAQPage schema across the site. Fix the top 5 site speed wins. Run a full GBP overhaul: complete every field, add every relevant category, upload 40+ photos weighted toward before-and-after roof shots, seed 15 Q&A pairs, respond to every past review. Install the RoofMammoth.ai instant estimate widget or a comparable tool.

Days 15 to 45: Service, material, and review systems

Build out the service and material page set: one dedicated page each for roof repair, roof replacement, storm damage, hail damage, insurance restoration, roof leak repair, gutters, siding, asphalt shingle, metal, and tile. Each page 900 to 1,500 words, service or material-specific FAQ, schema, click-to-call, and (for service pages) a phone number above the fold. Launch the review acquisition system: CRM trigger sends a text with the GBP review link within 2 hours of job completion, follow-up 3 days later, third ask via email at day 7. Manually re-request from the last 25 happy customers to seed velocity. Neighbor-canvass review asks on active job streets. Publish the first 3 blog posts covering insurance-claim education and material comparison topics.

Days 46 to 90: Storm library, city pages, citations, AI visibility

Build the storm content library: "hail damage roof [city]" pages for the top 3 to 5 cities in your service area, an insurance-claim guide, an adjuster-meeting-prep guide, a public-adjuster explainer, and a storm-response landing page template ready to activate within 24 hours of any event. Build city pages for the top 5 to 10 markets with unique local content. Run a full citation NAP audit and cleanup across Google, Bing, Apple Maps, Yelp, Angi, BBB, Nextdoor, Facebook, and every roofing directory (GAF, CertainTeed, Owens Corning contractor locators, HomeAdvisor profile). Publish 4 more blog posts (one per week) targeting insurance and retail buying-intent queries. Deploy answer-first structure across all service and material pages for AI visibility. Start monthly GEO monitoring: run 20 target queries in ChatGPT, Perplexity, and Google to establish a baseline for AI recommendations.

What to expect at day 90

In a small metro: measurable local pack movement (position 8 to 12 climbing toward top 3), 25 to 50 new reviews, first city pages beginning to rank, storm library indexed and starting to catch long-tail insurance queries. In a mid metro: local pack movement on 1 to 3 core terms, review base doubled, storm library ranking in 3 to 8 city variations of hail damage queries, blog posts starting to catch long-tail traffic. In a major metro: foundation solid but competitive pack rankings still 3 to 9 months out. In a storm market that experiences a hail event during the 90 days: rapid measurable jump in leads for whichever cities got hit. This is the honest expectation. Anyone selling "top 3 in 90 days in Dallas or Denver" is either counting a storm spike or running paid ads and calling it SEO.

The stack is the same in every market. What changes is how long competitive metros take to move, and how much a well-timed storm can accelerate the curve.

    DIY vs hiring it out

Honest breakdown of where a roofing owner or in-house marketing coordinator can DIY, and where most roofing operations stall.

DIY-friendly for roofers. Full GBP optimization, weekly GBP posts and photos (especially before-and-after job posts and storm response posts), review acquisition automation once your CRM is configured, review response, neighbor-canvass review asks, and Reddit/Nextdoor presence in storm windows. All of this is time and discipline, not talent. A dedicated 6 to 10 hours a week gets it done.

Where most roofing operations stall. The material and service page content set (that is 10+ pages at real quality), the storm content library (insurance guides, adjuster prep, city pages), technical SEO (schema, Core Web Vitals, site architecture), off-page work (digital PR, citation building, backlink acquisition), instant estimate tooling integration, and AI search visibility work. Most one to three-crew roofers cannot hire a full-time SEO for $6,000 a month plus tools, which is why they use a partner.

What we charge. Our integrated SEO + AI Search plans run $699/mo (Local), $1,499/mo (Authority), and $2,999/mo (Pro). The AI Visibility Audit is $999 one-time and credits toward your first month of any plan. Optional add-ons: AI Reporting (+$499/mo) and Off-Page AI Optimization (+$999/mo), both require an active SEO plan. Full details on pricing. If you want to interview us specifically as a roofing consultant, see roofing marketing consultant or book a strategy call.

Case study proof. A few recent roofing engagements: M&T Roofing & Restoration went from steady baseline to roughly double the monthly lead volume after a rebuild plus local SEO. Cedar Creek Construction moved from page 3 of Google into the Local 3-Pack for their core service. Mama's Metal Roofing rebuilt their site around metal-specific content architecture and saw meaningful local search improvement. Not sure where you stand? The free SEO audit tool gives you a directional read in under 10 minutes with no call required.

How roofing SEO stacks with LSAs, Angi, and other channels

SEO is not the only lever, and pretending it is would be dishonest. In most roofing markets, the winning stack is Local Service Ads for immediate lead flow, SEO for compounding lead flow at falling cost, and (in storm markets) an activated storm response program that spikes both channels when events hit. See Local Service Ads cost per lead for LSA math and Angi Leads vs building your own marketing engine for the lead-buying alternative and why we do not recommend it as your primary channel long term. Note we do not manage traditional Google Ads (PPC) as a service, only LSAs, because for roofing LSA CPAC beats classic Ads CPAC in almost every case we have tested. FAQ

What is roofing SEO? Roofing SEO is the practice of ranking a roofing company's Google Business Profile, service pages, material pages, and city pages for the search queries homeowners actually type when they need a roofer. In 2026 it also includes AI search visibility (GEO), because homeowners now ask ChatGPT and Google AI Overviews for recommendations, and it includes a storm-event dimension that other trades do not have.

How long does roofing SEO take? Small metros (population under 250k) can hit top three in the local pack in 3 to 6 months. Mid metros take 6 to 9 months. Major metros like Dallas, Denver, Atlanta, Houston, and Kansas City take 9 to 15 months of disciplined work. Storm markets can compress this significantly during event windows because inbound demand spikes and many competitors get overloaded.

How much does roofing SEO cost? Integrated SEO + AI Search plans run $699/mo (Local), $1,499/mo (Authority), and $2,999/mo (Pro). A one-time $999 AI Visibility Audit credits toward your first month. Optional add-ons AI Reporting (+$499/mo) and Off-Page AI Optimization (+$999/mo) require an active plan. DIY is free in dollars but costs 6 to 10 hours per week.

What is storm-event SEO and why does it matter for roofers? Storm-event SEO is the practice of building rankings, content, and GBP infrastructure before a hail or wind event so that when the storm hits, you capture the 5x to 10x spike in local search demand. The alternative is building rankings during the storm, which is roughly like trying to buy plywood at Home Depot during a hurricane. Storm markets that publish an insurance-claim education library in the off-season and activate storm response GBP posts within 24 hours of events dramatically outperform storm-chasers and door-knockers on their own turf.

Insurance vs retail keywords: which should I target first? If you are in a storm market, insurance-restoration keywords have higher urgency, higher conversion, and higher AOV per lead, so start there. If you are a retail-heavy roofer in a low-storm market, retail replacement keywords (cost, material comparison, financing) are the priority. Most roofers do both. Track them as separate funnels because the customer economics are different.

Do city pages work for roofers? Yes when done right. City pages with unique local content (neighborhood names, city-specific weather notes, building code considerations, local testimonials, ideally a locally-shot photo) still rank strongly. Duplicated template pages with just the city name swapped in get treated as doorway pages and either fail to rank or get de-indexed. Do this for your top 10 to 25 cities.

How much do reviews affect roofing rankings? A lot. Google uses review count, star rating, recency, and keyword mentions in review text as ranking signals for both the local pack and LSA ordering. Under 25 reviews is invisible in competitive markets. 60 is competitive in most markets. 200+ is required to compete against national storm-chasers in storm-heavy metros. Fresh reviews weekly matter more than a large old review base.

Roofing SEO vs LSAs vs Angi Leads: which should I do first? LSAs first because they produce leads within days and stabilize cash flow (see LSA cost per lead by trade). SEO in parallel because it takes months to move but produces leads at a falling cost per lead over years. Angi Leads should generally not be your primary channel because you compete against 3 to 5 other roofers on every lead you buy; see Angi Leads vs building your own marketing engine for the full breakdown. Skill Mammoth does not manage traditional Google Ads (PPC).

Can I DIY roofing SEO? Yes for GBP optimization, review velocity, GBP posts, neighbor-canvass review asks, and storm-window Reddit and Nextdoor presence. Most roofers stall on the material and service page content set, the storm content library, technical SEO, and off-page work. DIY what you can, outsource what stalls.

How do I pick a roofing SEO company? Look for roofing-specific case studies with real numbers, transparent pricing published on the site, no long-term lock-ins, storm-market experience if you are in one, and an owner or senior consultant you actually talk to instead of a rotating account manager pool.
